Location

The elegant stone villa stands at an altitude of about 490 meters on the hills of Valdichiana, at the border between Tuscany and Umbria, near Cortona (Arezzo).

The famous town of Etruscan origins features an interesting Diocesan Museum. The sanctuary of Santa Margherita and the fortress of Girifalco are worth a visit as well. In proximity to Cortona is also the Franciscan hermitage of Le Celle, the first friary built by order of Saint Francis of Assisi in the early 13th century.


Description

The villa is situated in a very peaceful area of Arezzo countryside and is the ideal lodging for those who want to relax in the Tuscan countryside.
Some of the most important Tuscan and central-Italy cities of art, including Arezzo, Cortona, Assisi, Todi, Siena, Sansepolcro, Anghiari, Florence and Pienza, are easily reached by car. Lake Trasimeno is just a few dozen kilometers from the property.

The private swimming pool (12x6 m; depth: 1.10-2 m) in the well-kept garden that surrounds the villa is exclusively reserved to guests. A small fridge and an external shower with warm water are by the poolside.
A part of the garden is equipped with a picnic area, a wood-burning oven and a barbecue.
A pergola is furnished for dining al fresco.
A laundry area with sink and dishwasher and a table-tennis table are at guests' disposal in an external room.

The villa is a two-story building consisting of dining area with kitchen corner and direct access to the outside, living room with fireplace, a twin bedroom with direct access to the outside, three double bedrooms (one with a private bathroom with shower), a bathroom with bathtub and shower and a second bathroom with shower.

The villa is equipped with wood-burning oven, barbecue, picnic area, table-tennis table, fireplace, TV set, DVD player, stereo system with radio and CD player, microwave oven, oven, freezer and private car parking space.
A domestic help is supplied upon request.

A minimarket, a pizzeria and a food shop are about 1 kilometer from the property.
Other shops and services of any kind are 6 kilometers from the villa.
